01A practical planning range

For early budgeting, a straightforward residential HVAC replacement commonly belongs in a broad five-figure planning envelope. A central air conditioner paired with a furnace may be modeled around $10,000–$22,000, while an air-source heat pump project may be modeled around $8,000–$18,000. Complex ductwork, electrical service work, zoning, premium equipment, difficult access, or a high-cost metro can push the project to $25,000–$30,000 or more.

These are editorial planning ranges—not bids, appraisals, or promises. The only defensible final price is a written local proposal based on a load calculation and an inspection of the existing system.

Budget rule: keep a 10%–20% project contingency until the contractor has inspected ductwork, drainage, line sets, electrical capacity, and access.

02What changes the installed price

  • System type: furnace plus AC, conventional heat pump, dual-fuel, packaged equipment, or ductless mini-split.
  • Capacity: larger equipment costs more, but square footage alone is not a sizing method.
  • Efficiency tier: higher SEER2 and HSPF2 ratings can increase equipment and commissioning costs.
  • Duct condition: leakage, undersized returns, damaged flex duct, or layout changes add labor and materials.
  • Electrical work: disconnects, breakers, new circuits, service capacity, and code-required upgrades.
  • Site difficulty: attic or crawlspace access, crane work, long line sets, condensate routing, and equipment relocation.
  • Local requirements: permits, inspections, disposal rules, labor rates, and utility procedures.

04How to compare three quotes

Normalize every proposal into the same checklist. Record the exact outdoor and indoor model numbers, rated capacity, AHRI match, efficiency ratings, thermostat or controls, labor warranty, manufacturer warranty, permit responsibility, disposal, duct scope, electrical scope, and commissioning steps.

Ask what load calculation was used and why the proposed capacity is appropriate. A lower price is not comparable if it omits permits, startup testing, return-air corrections, or a required circuit. A higher price is not automatically better if the extra cost is mostly a brand upgrade with no improvement to comfort or installation quality.

05Costs that are often missing from the headline number

  • Permit and inspection fees.
  • Duct leakage repairs or return-air modifications.
  • Condensate drain corrections and overflow protection.
  • Electrical disconnect, breaker, circuit, or service work.
  • Equipment pad, snow stand, wall bracket, or line-hide.
  • Crane, attic platform, access enlargement, or asbestos handling.
  • Maintenance agreement or extended labor warranty.
